Data reports for the places people build, buy and invest
Veabird tracks snow, seaweed, weather, crowds and events at about 300 ski resorts and 1,700 beach resorts. For developers, investors, lenders and brokers, we turn that into a report on one site. Available on request.
What a report covers
Snow reliability
Ten seasons of snowfall and temperature by month at the summit, which months carry the winter and stay cold enough to hold snow, and the season outlook. Ski towns.
Beach year
Twelve months of beach score, sargassum, water temperature and tropical-storm exposure, with the best and weakest months. Caribbean, Gulf, Mexican Pacific and Hawaii.
Demand calendar
Which weeks fill the town and which stay quiet, from holidays, school breaks in the feeder markets, pass access, events and home games.
Access
Gateway airports and drive times, passes, terrain mix, and how the place compares with nearby alternatives.
Comparable places
The same measures for two to ten competing destinations, side by side.
Custom formats
A PDF for your committee or lender, a spreadsheet of the underlying months and weeks, or a recurring update each quarter.
Who asks for it
- Developers testing a ski-town or beach-town project: how long is the season, and which weeks carry the year?
- Investors in vacation rentals and small hotels weighing one market against another.
- Consultants, appraisers and lenders who want a conditions-risk section behind a feasibility study.
- Brokers and property managers who need to explain a market to a buyer.
- Tourism offices that want conditions beside their own visitor numbers.
What it is not
A Veabird report describes conditions and demand drivers. It has no occupancy, nightly rates or revenue (those come from STR, Key Data, AirDNA or your manager's books), and it is not an appraisal, a feasibility study or investment advice. Snow history is reanalysis at the summit, so it shows the shape of a season, not measured resort totals. Every report says what it leaves out.
Run it yourself with AI
The same data is open to your own AI assistant. Add the Veabird connectors to Claude or ChatGPT and ask in plain words. The rentals connector at veabird.com/mcp/hosts has a site_report tool, and the main connector at veabird.com/mcp has forecasts, beach ranking and long-range outlooks for building your own comparison.
“Run a site report for Breckenridge and tell me which weeks carry the winter.”
“Compare Tulum and Destin by month: beach score and seaweed.”
Use the connector for a first look. Ask us when you want it checked, extended to more places, or put into a format you can hand to someone else.
